No More Midnight Calls: The 5 Best Property Management Companies in Vietnam for Hands-Off Investors

Responsiveness & Communication: We prioritized companies with fast responsiveness, as prompt communication prevents small issues from escalating into expensive disasters.

Tenant Screening Process: A good manager verifies income and rental history to ensure you get a reliable tenant who pays on time.

Maintenance Network: We assessed whether the company has a vetted list of contractors (plumbers, electricians) who provide quality work at fair local prices without inflated markups.

Legal & Administrative Support: We checked if the agency handles the necessary police registration for foreign tenants and drafts legally compliant bilingual contracts.

Financial Transparency: We prioritized businesses that offer clear, monthly statements detailing income and expenses, so you never have to guess where your money is going.

Owning a rental property in Vietnam often promises an effortless stream of passive income. That illusion fades the moment you wake up to a frantic notification about a broken pipe or a regulatory fine.

Overseas investors and local homeowners alike often struggle with the daily grind of managing a property here. The stress of maintenance affects everyone, regardless of where they sleep at night.

Navigating complex tenant laws, chasing late payments, and handling maintenance nightmares can quickly turn your investment into a demanding second job.

Thus, we vetted the top players in the market to find partners who actively maintain your asset and secure reliable tenants. These professionals bridge the gap between you and your property, ensuring seamless operations.

Here are the best property management companies in Vietnam that can finally take the weight off your shoulders.

How much does property management cost in Vietnam?

If you are looking for full-service management, most agencies in Vietnam charge a monthly commission ranging from 8% to 12% of the monthly rent.

For example, if your apartment rents for 25,000,000 VND, you can expect to pay around 2,000,000 VND to 3,000,000 VND per month for oversight. This usually covers tenant relations, rent collection, and coordinating maintenance.

However, there are other costs to keep in mind. Finding a new tenant typically incurs a leasing fee equal to one month’s rent for a one-year contract.

If you own a unit in a condo complex, you (or your tenant, depending on the lease) will also see a separate Building Management Fee charged by the building itself, often calculated per square meter, usually between 12,000 VND and 25,000 VND per square meter for high-end buildings.

1. WMC Group (Windsor Property Management Group)

wmc-group

Website: https://www.wmcvietnam.com/

Address: 193 Trần Hưng Đạo, Phường Cô Giang, Quận 1, Thành phố Hồ Chí Minh

Contact: 028 3838 8900

Schedule: Mon-Fri 8:15 AM – 6:00 PM

WMC Group brings a five-star hospitality mindset to the residential sector, operating with the precision of a luxury hotel brand.

Unlike standard agencies that might simply collect checks and disappear, WMC treats property management as a premium service.

Investors with high-end assets benefit most from this approach, as tenants feel like valued guests rather than just occupants. This ultimately leads to better retention rates and higher rental income.

Their team executes technical repairs with the same precision they apply to concierge requests, maintaining a level of professionalism highly sought after in the local market.

However, this premium service comes with a potential downside. Their corporate structure is designed for large-scale luxury projects and serviced apartments.

This means they are likely too expensive or simply unavailable for a landlord with a single, mid-range unit.

If you have a modest rental property, their high fees and strict entry requirements might be too much for your specific needs.

Pros

  • Emphasizes hospitality-grade standards
  • Strong marketing for high-end tenants
  • Excellent facility maintenance teams
  • Offers loyalty features like WMC Prestige

Cons

  • Fees may be higher than average
  • Focuses mostly on the luxury sector
  • Less suitable for single small units
  • Corporate feel may lack a more personal touch

2. N-Asset Vietnam Company Limited

n-asset-vietnam-company-limited

Website: https://n-asset-vietnam.vn/

Address: G Floor, Phuong Tower, 31C Ly Tu Trong, Ben Nghe Ward, District 1, Ho Chi Minh City

Contact: 028 3822 4300

Schedule: Mon-Sat 8:00 AM – 5:00 PM

N-Asset brings Japanese efficiency and reliability to the chaotic Vietnamese real estate market.

Their defining characteristic is a meticulous attention to detail and a strong connection to the Japanese expat community, which is a massive, reliable tenant demographic in Ho Chi Minh City.

If you want a hands-off experience where paperwork and contracts are handled with absolute precision, they are a strong choice.

I actually had a friend who used them to find a corporate lease, and she mentioned how relieved she was that they handled the tax invoices and police registration without her having to ask twice.

However, this rigorous adherence to process can sometimes feel overwhelming.

Pros

  • Access to reliable Japanese tenants
  • Meticulous contract handling
  • Excellent after-sales support
  • Strong legal compliance focus

Cons

  • Strict processes can feel slow
  • Website is text-heavy/cluttered
  • Premium service costs more
  • Less flexible with informal requests

Customer Reviews

A real estate agency I can consult with with complete confidence

I always rely on them when I’m looking for housing for expatriates. They also handle detailed contract details and negotiations on terms and conditions, which is extremely helpful.

Whenever I have clients looking for real estate for work, I consult with them, and they are always quick to respond, kind and courteous, making them a real estate agency I can consult with with complete confidence.

I am satisfied with this real estate company

I was asked to move out of the apartment I was living in, and when I consulted them, they suggested a room that met my requirements. I thought I would have to compromise as I was very short on time, but they found a property with very favorable conditions.

I had used other real estate companies in the past, but I was quite dissatisfied with the after-sales service, but N-Asset’s staff, not only Japanese but also Vietnamese, respond quickly and courteously.

I am satisfied with this real estate company, as is the general affairs department of the company.

3. Toan Tien Housing Head Office

Website: https://toantienhousing.vn/

Address: Tropical House, Số 11 Tôn Thất Thiệp, phường Cửa Đông, quận Hoàn Kiếm, Hà Nội

Contact: 09 3448 9484 | [email protected]

Schedule: 24-Hour On-Call Service

Toan Tien Housing specializes in serviced apartments across Hanoi. They renovate and manage properties specifically for the short-to-medium term rental market, aiming to maximize yields for owners in the capital.

Instead of simply managing a property, they curate living spaces that appeal to tourists and business travelers who are looking for the comfort of a home rather than a temporary hotel stay.

I think this model works well if you have a property in a high-traffic area.

One drawback to consider, however, is that their business model relies heavily on the serviced apartment niche.

If you are looking for a simple long-term tenant for a raw, unfurnished commercial space or a basic house in the suburbs, their specialized service model might not align with your goals.

You might find their add-on services, such as cleaning and laundry management, unnecessary for a traditional low-maintenance lease.

Pros

  • Specialized in the Hanoi market
  • 24-hour on-call support
  • High aesthetic standards for units
  • Strong short-term rental expertise

Cons

  • Mostly focuses on serviced units
  • Not ideal for raw/unfurnished rentals
  • Limited presence outside Hanoi
  • Higher turnover of tenants

Customer Reviews

Well worth the money I spent.

I recently rented a 2 bedroom apartment at Tropical House and found it well worth the money I spent. The apartment is spacious, clean and beautifully designed. The staff are very friendly, professional and enthusiastic.

I recommend this

We booked this property through Airbnb, it was clean and peaceful and near old Quaters walking distance. It’s really difficult to get property near old Quaters which is peaceful as you will hear the traffic , vendors etc in most hotels & BnB, but this apartment is quite no disturbance , has proper entrance , no need to go through a coffee shop or any kind of shop to get to the rooms, there is security guard and cctv cameras , plus dedicated parking. Which is like very difficult to find in old Quaters.

I recommend this property.

4. Central Vietnam Realty

central-vietnam-realty

Website: https://cvr.com.vn/

Address: 333 Chuong Duong Street, Ngu Hanh Son District, Da Nang City

Contact: 023 6365 1839 (Office) | 0934 891 746 (WhatsApp, Zalo) | [email protected]

Schedule: Mon-Sat 8:30 AM – 5:00 PM

CVR concentrates its property management operations in Central Vietnam, specifically in Da Nang and Hoi An.

While big agencies fight over market share in Saigon and Hanoi, CVR has mastered the coastal markets, offering deep local insight that national chains simply lack.

From what I’ve seen, they bridge the gap between foreign investors and the complex local regulations in the central region, which can often be a headache to navigate alone. They handle the language barrier and legal nuances seamlessly.

The obvious limitation here, however, is geography.

If you have a diversified portfolio that includes properties in the north or south, CVR cannot be your single point of contact.

They are hyper-focused on the Central region, which is great for strict quality control, but inconvenient if you want one agency for assets spread across the entire country.

Pros

  • Deep knowledge of the Da Nang market
  • Excellent English-speaking team
  • Strong expat relocation support
  • Responsive via WhatsApp/Zalo

Cons

  • Limited to Central Vietnam only
  • Smaller team than national chains
  • Office closed on Sundays
  • Niche market focus

Made my property search a breeze.

I had a most delightful experience with CVR! Their exceptional service and dedication to finding the perfect property for me surpassed all expectations. The team’s deep knowledge of the local real estate market, combined with their professionalism and commitment, made my property search a breeze.

Thank you CVR!

5. Visreal

visreal

Website: https://visreal.vn/

Address: 292 Ung Van Khiem, W.25, Binh Thanh District, Ho Chi Minh City

Contact: 0903 004 226 | [email protected]

Schedule: Daily 8:00 AM – 9:00 PM

Visreal specifically targets the modern, tech-savvy expat community in Ho Chi Minh City. Their “Online Apartment for Rent” solution allows potential tenants to view properties via live video.

This is a massive plus for out-of-state landlords who want to minimize vacancy time by securing tenants before they even arrive in the country. They simplify the process by moving the entire rental journey online.

I tried using their online search tool recently to see how user-friendly it was, and the response time was impressive compared to other local sites.

However, it is worth noting that their inventory and expertise are heavily concentrated in high-demand expat districts like Thao Dien and Binh Thanh.

If your property is in a more local, outlying district, they might not have the same marketing reach or tenant pool to fill your vacancy quickly.

Pros

  • Virtual viewing capabilities
  • Long working hours (until 9 PM)
  • Very high response rate
  • Great support for remote landlords

Cons

  • Heavy focus on expat districts
  • Less effective for local-style housing
  • Website navigation can be tricky
  • Premium focus limits the tenant pool
